This guide will walk you through the process of your home inspection, making it easier for you to understand and prepare for each step.
Before the Inspection:
You're probably here because you received an email confirming your inspection date, time, and location. Please ensure that you've signed the inspection agreement by noon the day before the inspection. Payment is required before the inspection begins, but if you prefer to pay in cash on the day, that's fine. Just let us know by replying to our email. We also accept checks, CashApp, and Venmo.
If the Home is Vacant:
We advise you to confirm with your realtor that utilities like water, power, and gas are operational. Also, ensure all shut-off valves and breakers are switched on. Our insurance prohibits us from activating or deactivating appliances or utilities.
If the Home is Occupied:
Consult with your realtor or the current homeowners to ensure major appliances, attic, and crawl spaces are accessible, with personal belongings cleared from these areas. If personal items obstruct our inspection, we'll inspect as best we can without moving anything.
To ensure this, consider adding this clause to your purchase contract: The seller is obligated to have all utilities and spaces accessible and operational during inspections. If any area or utility is inaccessible or non-functional, preventing a thorough inspection, the seller agrees to make it operational for follow-up inspections and cover any related costs incurred by the buyer.
During the Inspection:
We encourage your presence during the inspection so we can discuss any deficiencies we find. To allow us to concentrate and maintain our inspection routine, please save any questions for the beginning or end of the inspection.
Inspections typically last between 1.5 to 3 hours, depending on the home's age, size, and condition. We suggest arriving 30 minutes after the inspection start time.
After the Inspection:
You'll receive the inspection report via email on the evening of the inspection, including a link to your invoice. Our report software has tools to assist you in communicating with your realtor about your next steps, including a "Repair Request" builder.
The inspection report is thorough, typically consisting of 65-90 pages and over a hundred photos and diagrams. This comprehensive approach ensures you have as much information about your potential home as possible. It's not uncommon for us to identify 30 or more defects in a home.
