11th Month Inspection

Knowing the Importance of the 11th Month Inspection

Although most home warranties offer protection for a full year, it is crucial to have your house inspected by the 11th month of the warranty. This is typically a non-invasive assessment based on the visible condition of the interior and exterior of the structure, including all major systems and components. 


The one-year new home warranty inspection is a guarantee provided by builders for any adjustments, repairs and safety concerns. Unfortunately, homeowners wait too long before calling a third-party inspector to sweep the house for any defect or damage.

What we recommend you should do instead is to call Quasar, before your one-year new home warranty inspection expires.

What is covered in a builder's one year warranty?

Within the first 12 months, your plumbing system and electrical system are covered by the warranty (also builder’s defects). In a year’s time, any damage that can impact on the structure of the house will be repaired at the contractor’s cost. That is, if you can prove that it’s the builder’s fault.

As for the other components, however, the one-year warranty may vary according to company policy. For instance, your appliances will have a different warranty cover compared to your bathtub. This is outside the purview of the builder.

The main reasons to get this type of inspection

Warranties for newly built homes will usually offer coverage on workmanship and materials relating to many components of the property. However, having the knowledge on how to hold builders accountable is never a bad thing.

  • Ultimately, the builder is accountable for remedying issues with your home within
    the first year of construction.
  • The cost of the warranty repairs are included in the purchase
    price of your home. Technically, you’ve already paid for this!
  • The expense of an inspection is substantially less than out-of-pocket costs for potential repairs.

Common issues found during the 11th month inspection

Unfortunately, problems with your home arise as a result of age and normal wear and tear.
Trust us, in a year’s time you will run into some sort of unexpected deficiency that needs attention. The four most common issues discovered during an 11th month home warranty inspection are:

  • SAFETY ISSUES
    Gas and/or water flue pipes that have become detached within walls or the attic.
  • STRUCTURAL ISSUES
    Foundation issues – cracks on walls, ceilings, and floors – or structural members in the attic that have become detached or broken. 
  • ROOF AND GUTTER ISSUES
    Loose and mangled gutters and/or leaking roofs that may lead to water damage and mold.
  • ELECTRICAL ISSUES
    Surges caused by lightning strikes, damage to electrical components, and/or faulty appliances.
